PROJECT DESCRIPTION

Albany Village is a greenfield development of a retirement village and aged care facility. The project comprises ground and first floor retail precinct and common areas, four buildings of between six and thirteen levels containing 350 apartments, a separate building with 84 care suites and three levels of basement and on-grade car parking.

The project will be undertaken in stages to enable release and occupation of parts of the development while the balance is under construction.

The project entails substantial site development including bulk earthworks, retaining structures, and site roading, services infrastructure and landscaping. The central buildings incorporate indoor pool, gymnasium, café, commercial kitchen, laundry, library, theatre and lounges.

The site is adjacent to State Highway 1 and local roads.

The project is currently in the planning and resource consent phase.

Cuesko’s role on the project is to provide cost estimates for alternative schemes for Metlifecare to input into their feasibility model to find the most efficient outcome for the site development.

Cost estimates for three alternative options have been completed to date.

The challenges on the project include:
• Staged completion and handover of buildings.
• Construction adjacent to busy roads and State Highway.
• Sloping site with potential contamination
• Overland flow path.
