Greenwich Gardens

Greenwich Gardens is a greenfield development comprising a retirement village and aged care facility. The development includes 40 two- and three-bedroom villas, central six-level buildings accommodating approximately 240 apartments and serviced apartments with shared common facilities, and 50 care suites. The project also provides two levels of basement car parking.

The project was delivered in staged phases, allowing completed portions of the development to be released and occupied while construction continued on the remaining areas.

The project entails substantial site development including extensive bulk earthworks, major retaining structures, and extensive site roading and landscaping. The central buildings incorporate indoor pool, gymnasium, café, commercial kitchen, laundry, library, theatre and lounges.

In addition, the development incorporates facilities for waste recycling, and sustainable materials have been selected throughout the construction process.

Cuesko had three roles on the project – QS, Bank QS and Engineer to Contract.

Cuesko provided comprehensive services for the project, including cost estimates, procurement advice, value engineering, tender negotiations, and full construction-phase administration.

The challenges on the project include:
