Greenwich Gardens is a greenfield development of a retirement village and aged care facility. The project comprises 40 two and three bedroom villas, central buildings of six levels containing common facilities approximately 240 apartments and serviced apartments, and 50 care suites, as well as two levels of basement car-parking.
The project is being undertaken in stages to enable release and occupation of parts of the development while the balance is under construction.
The project entails substantial site development including extensive bulk earthworks, major retaining structures, and extensive site roading and landscaping. The central buildings incorporate indoor pool, gymnasium, café, commercial kitchen, laundry, library, theatre and lounges.
In addition, facilities have been allowed for waste recycling and sustainable materials have been selected for construction.
Cuesko has three roles on the project – QS, Bank QS and Engineer to Contract.
Cuesko has provided cost estimates, procurement advice, value engineering, tender negotiations and full construction phase administration.
The challenges on the project include:
