Gulf Rise Retirement Village is a greenfield development occupying a total site area of approximately 5 hectares, located within a wider residential subdivision of the former Peninsula Golf Course by Fletcher Residential. The site is situated in Red Beach on the Whangaparaoa Peninsula.
The development comprises retail tenancies and a substantial main apartment building of varying heights, incorporating shared facilities such as a swimming pool, gymnasium, commercial kitchen, and resident lounges. The project will deliver a total of 368 independent living units with basement car parking. In addition, the site includes 28 villas, a separate building containing 25 serviced apartments, and a further building providing 68 care suites. Extensive site infrastructure works and landscaping are included to support integration with the surrounding community.
The project will be undertaken in stages to enable release and occupation of parts of the development while the balance is under construction.
The project is to be delivered in staged phases, allowing for the release and occupation of completed areas while the remainder of the development continues under construction.
Cuesko’s role on the project is to provide cost estimates for alternative development schemes to support Metlifecare’s feasibility modelling and identify the most efficient outcome for the site. Cost estimates for two alternative development options have been completed to date.
