Gulf Rise Retirement Village

Gulf Rise Retirement Village is a greenfield development with a total site area of 5 Hectares within a greater residential subdivision of the existing Peninsula Golf Course by Fletcher Residential located in Red Beach on the Whangaparaoa Peninsula.

The project comprises retail tenancies, a significant main apartment building, varying in height, with common facilities (swimming pool, gym, commercial kitchen and lounges), 368 independent living units and basement car parking. Also on the site are 28 villas, a building containing 25 serviced apartments, a further building with 68 care suites and substantial site infrastructure works and landscaping providing integration into the local community.

The project will be undertaken in stages to enable release and occupation of parts of the development while the balance is under construction.

The project is currently in the planning and resource consent phase.

Cuesko’s role on the project is to provide cost estimates for alternative schemes for Metlifecare to input into their feasibility model to find the most efficient outcome for the site development.
Cost estimates for two alternative options have been completed to date.
The challenges on the project include:

• Significant bulk excavation and site retaining works.
