Henderson Valley Road – Housing for Senior People

Henderson Valley is located at 21–33 Henderson Valley Road, Henderson, West Auckland, next to Henderson High School.

This project involves the      construction of four three-level blocks comprising 40 apartments, designed to meet social housing requirements for senior tenants. The development was guided by extensive consultation with multiple reference groups and the Henderson-Massey Local Board.

All apartments are fully wheelchair accessible, and the development has achieved a high Homestar 7 rating for sustainable building performance.

Cuesko was appointed to provide the full Quantity Surveying service for the project. We were involved from the late design stages, providing a pre-tender cost estimate, procurement advice, value engineering, tender negotiations, and contract administration.

Challenges on the project included:
– Presence of asbestos on site.
– Fast track programme, necessitating works during winter months.
– Extremely adverse weather in the earthworks stages.
– Procurement challenges in the current market.
