Rose Gardens Apartments

The Rose Gardens Apartments project, located in Albany on Auckland’s North Shore, will be one of New Zealand’s largest residential developments with over 800 apartments, specialist retail units and public open spaces maximising views of the adjacent lake, stadium and wider areas.

Stage 1 of the development comprises 201 apartments in six buildings on a two storey basement carpark with podium landscaping and new access roads and laneways.

Completion of Stage 1 is programmed to be December 2017 with staged
handovers commencing in May 2017.

Cuesko has three roles on the project – QS, Bank QS and Engineer to Contract.

Cuesko has been involved from the design phase of Stage 1 and has provided cost estimates, procurement advice, value engineering, tender negotiations and contract administration.

The challenges on the project include:
• Fast track programme
• Complex basement design to support six individual buildings on podium slab
• Delayed building consent
• Integration with public roads and open spaces
• Vector substation adjacent to site.
